Group Obligations

As a student tenant renting from Lamb Property Management, we have high expectations for your level of maturity when dealing with any situation that may arise. It is important to carefully read our student lease from front to back. Knowing what we expect from our tenants along with obligations of a group lease is very important.
We view each group as one entity. This means that it is very important for each person that is a part of the lease to hold up their responsibilities. For example, if one person falls behind with rent payments, the entire group will be held responsible. Clearly, selecting your roommates is a very important decision, as if could make for a great year or a year full of headaches. |

Maintenance
Emergency - If a maintenance issues arises that is an emergency, please contact 613-561-5361 immediately.
Non-Emergency - If the issue is not of an urgent nature, please contact our office at 613-546-6624 and we will discuss the next step of repair.
It is very important to report maintenance issues as soon as they arise. Over time and reasonable wear and tear, maintenance issues arise. Reporting issues is important so that we can rectify the issue without further complications. Unless damage was directly caused by tenants, our tenants are not responsible for covering the cost of repair.
In order to help ensure that your group is not charged for damage to your property that could have been avoided, it is important to keep walls and doors clean and free of holes, ensure floors are regularly cleaned, avoid water damage by keeping a shower curtain inside of your tub, which allows the water to drain into the tub rather than onto the floor, and closing windows during rainfall. By creating a cleaning schedule ahead of time, your group can delegate who will be in charge of what chore for what period of time. This helps to involve everyone, and keep track of duties, so that one person isn't left with the burden.

The city of Kingston has outlined various property standards requirements. It should be noted that some of the key requirements include: keeping lawns clean of garbage, keeping no indoor furniture outdoors and keeping noise levels down after 11pm.
Fire Safety
Each unit has its own battery operated smoke detector. The smoke detectors in your unit can be sensitive and have been known to go off when someone burns something as miniscule as toast. You can help cut down on smoke from cooking if you keep you stove and oven clean. Even if the smoke detector in your unit has not gone off, if you see smoke from your burning food, open your kitchen windows and any other windows in the unit within the vicinity of the kitchen to promote ventilation of the smoke. You can fan the smoke detector with a towel or magazine in an effort to stop it from beeping. DO NOT TAMPER WITH YOUR SMOKE DETECTOR AS IT IS THERE FOR YOUR SAFETY! Tampering with fire safety equipment is a crime punishable by law.
For your added safety, there should be a fire extinguisher provided for you in your kitchen.
Lease Renewal
During December, we will be contacting your rental group to advise you of rent increase on your unit for the following year. At this time, we will also be requesting your intentions to renew or end your lease for the following year. If you are planning to renew your lease, arrangements will be made to meet with you and your rental group to sign a new lease for the following year.
Moving Out
When it comes time to move out of your student rental, it is important to properly prepare the rental for the next tenants. By reviewing our Notice to Tenant Regarding Vacating, you can avoid extra charges and help ensure a smooth move out.
