At Lamb Property Management, the safety and wellbeing of our student tenants is a top priority. Whether your student is new to the city or just new to the Queen’s Student Village, we strive to ensure that the transition into their new student housing is an easy move for both students and parents. We are aware that students’ number one priority is their studies and because of this, we stand by our flexibility and willingness to work with our student tenants.
Housing
Queen’s University is located close to downtown Kingston and the typical area that student’s reside in, known as the Queen’s Student Village, makes up the majority of the residential area surrounding the campus. The buildings found in this area date from pre World War I and are full of character and charm. While there are many aspects to look forward to, there are a few things to note when living in an older house. Many of these properties were built with limestone foundations, which tend to leave basements musty and cold. Because of this, is it best to keep storage elsewhere to protect your belongings. Also, the construction and insulation in these houses may leave the living areas a bit drafty. It is also important to note that the design of these houses usually did not include closets in the bedrooms. |

| How to Search for a Student Rental
Rentals in the Student Village go very fast and planning ahead of time is an absolute must. If you have decided to look into rentals from Lamb Property Management, please follow these instructions to ensure your satisfaction in a rental property:

Please review our student properties rental page well in advance to get an idea of properties of interest. We have included general information on each property to help narrow down which properties would be suitable for your search. Please note: our rentals are not by room! |

After selecting properties of interest, contact our office, 613-546-6624, to book showing times for each unit. CALLING AHEAD OF TIME WILL ENSURE YOU A VIEWING TIME. DO NOT LEAVE THIS UNTIL THE DAY YOU WISH TO COME AND VIEW RENTALS. THIS WILL BE TOO LATE AND WE WILL LIKELY ALREADY BE BOOKED. |

If you have found a property you wish to rent, fill out a student application form and return it to our office as soon as possible. |

If your application is approved, we will contact you and arrange an appointment to review and sign a student lease. At this time, we require a deposit equivalent to one month’s rent. This will be applied towards your last month’s rent when it comes time to leave your student rental. |

5. |
To ensure the security of our tenants belongings, we require proof of insurance for your rental. Generally, a student can use their parents insurance. |

Group Obligations
Our student tenants are expected to have high levels of maturity when dealing with any situation that may arise. It is important that our tenants and any co-signers carefully read our student lease from front to back. Knowing what we expect from our tenants along with the obligations of a group leasing is very important.
We view each group as one entity. This means that it is very important for each person that is a part of the lease to hold up their responsibilities. For example, if one person falls behind with rent payments, the entire group is held responsible for this. Clearly, selecting roommates is a very important decision, as it could make for a great year or a year full of headaches.
Moving In
During the move-in and move-out period, end of April and the start of May, the Village is a very busy place. During this time, it can be hectic finding and organizing time with your roommates in order to discuss moving details. Between the pressures of final exams and the excitement of summer plans and moving, it is important that you plan ahead to make for a much easier and less stressful move in. |

Basics of Moving and Belongings
For starters, how are you moving your furniture and belongings? If you are planning to rent a truck from a moving company, you need to ensure that you look into and book something weeks in advance. Along with this, you should rally up and organize your helping hands ahead of time. Be sure to be respectful of your family and friends’ personal lives and obligations as this may not coordinate well with your plans for them.
The second question is what items do you need to bring? It is crucial to discuss what household items your rental group will need and who will be responsible for what. We recommend that you either create a list and delegate who is in charge of what, or wait until you have moved in and go purchase your shared items as a group. It is important to remember that if you are bringing an item to be shared, it could have wear and tear damage by the end of the year. Because of this, we recommend thoroughly discussing what items will be used by everyone and equally dividing the costs. Also, it should be discussed who will get what item when you are moving out, or if you will donate items to a local drop-off center to ensure a smooth move-out. |
| Cleaning and Maintenance
Because the time span between one party moving out and another moving in is very small (a matter of hours), you need to keep in mind that your rental might not yet be thoroughly cleaned. If it hasn’t already been cleaned by the time you are moving in, we assure you it will be cleaned as soon as possible. Once your place has been cleaned, a thorough inspection of the house must be completed, reporting any deficiencies as soon as possible. This will help ensure that your group is not held responsible for damage that was caused by previous tenants. Also, it is very important to inspect all smoke detectors.
Renovations and more major maintenance jobs are performed over the summer months. If you will be living in your rental for the summer, we will keep you informed and notified of all plans and when people will be entering your property as per the Residential Tenancies Act guidelines.
